Do the Math and Get Qualified: It is important to determine how much house you can afford before you begin your home search. A mortgage lender can provide insight on the lending process, mortgage options, interest rates and loan pre-approval. A mortgage pre-approval letter on hand provides the seller with confidence that you are a serious buyer with the borrowing power to back it up.
Identify Needs and Assess Wants: There is so much to consider when looking for your ideal home. Everyone knows that location is important, but there are other factors you will want to take into account too. Contemplate the style of home, the number of bedrooms and bathrooms you desire, the size of the yard, daily commute time and the proximity to schools and various amenities.
Start Your Search: Upon discussing your needs and desires, we introduce you to the neighborhoods that match your criteria; schedule tours and personally show you homes. We utilize all resources and available technology, including the Multiple Listing Service (MLS), until we find the home that best suits your needs and desires. In addition, we have at your disposal exclusive access to My BR, an interactive online search tool that enables you to perform customized searches and receive email notifications of new properties, price changes and more regarding the homes that meet your criteria.
The Offer Process: As your Buyer’s Agent, we represent your best interests. When you choose a home, we examine the market conditions and comparable neighborhood sales in order to develop a sound negotiation strategy. From contract to closing, you can rest assured that your Bernstein Realty Buyer’s Agent is working on your behalf and will handle all paperwork and negotiations. Additionally, we will offer insight throughout the process and answer any questions you may have.
From Contract to Closing: With a negotiated contract in hand, your Buyer’s Agent will guide you through the inspection process. This time period allows you to complete an assessment of the property’s condition and evaluate any repairs. Prior to your scheduled closing, your Buyer’s Agent will ensure that all contract and amendment provisions have been met and review the closing documents with you. Your Buyer’s Agent will attend the closing to ensure all of your needs are addressed and your interests are represented.
